Villa - Walkable to Town

My husband and I are planning a trip to Tuscany and are interested in renting a villa suitable for 2 people. The dates we are looking at are: September 7th to 16th. We will use the villa as our base for travel around the area.


We would prefer a villa that is within walking distance of a village with restaurants, cafés and shops (“No Car Needed” / villas near villages on your site).

Any suggestions?

Are you looking for a place that has a kitchen as well or just the accommodation, as in the room with breakfast included, like at a hotel or B&B? Most of the villas here are really large so, if rented as a whole, they are perfect for large groups. Many have been set up as hotels, where you have rooms and commons areas, including the breakfast room, while others have been "divided" into apartments where there might be a few common areas but are mostly independent sections of the villa that can be rented just for you. The main difference between the two is whether you want a kitchen and prepare your own meals or whether you will depend on eating out for most of your meals. There are many villas that have apartments for two people.

Great bases if you will not have a car are those that are easily accessible by public transportation, and those include places in most of the smaller villages along the train lines between Florence and Siena, Lucca, Pisa and Arezzo, just to give you an idea. Otherwise, the easiest solution is to actually stay in the outskirts of Florence or Siena and use them as bases, because it is easy to get downtown and hop on a bus or train to these places for day trips. The hardest thing with no car is to just roam around the countryside or visit the smaller villages, as those are generally only available with car.

Having said that, here are some options in the countryside close to a village or town that permit you to get there without a car and then walk to town for dining out and using it to move around.

- Viticcio - https://www.tuscanyaccommodation.com/fattoria-viticcio.html - this is a winery less than a mile out of Greve in Chianti in the middle of Chianti wine region, you can easily get there with a bus from Florence and then from there walk to the winery. Doing day trips will require that you get back to Florence first, but it is doable. They have several apartments spread out over the farmhouses, with the winery and cellars in and around them so you will definitely be part of the farm setting. There are several small ones perfect for a couple.

- Villa il Poggiale - https://www.tuscanyaccommodation.com/villa-il-poggiale.html - this is a gorgeous Renaissance villa about 20 minutes out of San Casciano Val di Pesa, which also makes it relatively easy to get to from Florence and then to use for dining out. Its a hotel/B&B setting so no kitchen unless you opt for their their "dependance" which is separate from the main villa.

- Villa Le Tortore - https://www.tuscanyaccommodation.com/villa-le-tortore.html - is right on the outskirts of Siena, so you are surrounded by olive groves and trees but are walking distance from the city. It is a private villa for 5 people, so if you want complete privacy, this would work for you.

- if you wish something in the city outskirts of Florence, you could go for the apartments at Poggio Imperiale https://www.tuscanyaccommodation.com/poggio-imperiale-apartments.html or, if you don't need an apartment, a stay at Hotel Athena in Siena - https://www.tuscanyaccommodation.com/hotel-athena.html which is right on the wall of Siena so you have views of the countryside to one side, but can walk out the door and head into Siena's center for eating out, particularly useful in September in Siena. You get to see another side to the city, a less crowded one, in the evenings. Siena is my favorite "Tuscan" town and we've stayed there many times, including at Hotel Athena.
